Most new lawns in North Georgia are one of two warm-season grasses: Bermuda or Zoysia. Both go dormant and turn tan in winter, both love heat, and both are installed as sod rather than seed. The differences show up in sun, shade, traffic and how much mowing you want to do.
Bermuda wants full sun, at least six to eight hours a day. Give it that and it grows fast, fills in damage quickly and handles kids and dogs well. The trade-off is that it needs frequent mowing in summer and will creep into beds if the edges are not kept sharp.
Zoysia tolerates a few hours of afternoon shade, grows more slowly and forms a dense carpet that crowds out weeds. It feels softer underfoot and needs less mowing, but it recovers from damage more slowly and costs a bit more per pallet.
For lots with heavy tree cover, neither warm-season grass will thrive. Tall fescue stays green through winter and handles shade, but it struggles in a Georgia August and usually needs overseeding every fall. A property with both open lawn and deep shade often ends up with two grasses.
Whatever you choose, the sod is only as good as the ground under it. Old turf has to come out, the soil needs grading and loosening, and the new lawn needs water every day for the first two weeks.
